The Colorado Homeowners’ Association Task Force has been created by HB23-1105 [1] with its members to be appointed by August 1, 2023. The purpose of the task force is to examine issues confronting HOA homeowners’ rights, including an HOA’s fining authority and practices, foreclosure practice, and communications with HOA homeowners regarding association processes and homeowner rights and responsibilities. If you have questions about the task force, please contact the HOA Information Office and Resource Center, which is a program of the Division of Real Estate. Dear Elk Run Owners,
It is time again to provide you with an update on recent Elk Run Board activity. On Friday, May 3, 2024, your board met for our Annual and Regular meetings with all three board members present. At the annual meeting, Kenneth Oliver, was re-elected for a three-year term.
Currently, we are tracking the following financials as of March 31, 2024:
* Billed $ 1,122,558.50 maintenance fees for 2024, with $ 1,064,454.81 (95%) collected and a balance of $ 58,103.69 (5%) past due.
* Outstanding - $ 73,186.00 for current and past years.
* Reserve Fund - $ 1,583,555.00
Delinquencies -
We continue to turn over all owners who are not current with their maintenance fees to Wyndham collections. For those owners who are one year behind, foreclosure proceeding will start. This board signed an agreement with Wyndham, Inc. to handle foreclosure processing and transfer of deeds and ownerships.
Projects -
The Board approved the following Projects. Renovations phase 2, HVAC upgrade heating/cooling new condensers, parking lot asphalt overlay, striping parking spaces, concrete sidewalk repair (replaced bad sidewalks and bad patio pads) and replaced damaged culverts during asphalt project.
