The Colorado Homeowners’ Association Task Force has been created by HB23-1105 [1] with its members to be appointed by August 1, 2023. The purpose of the task force is to examine issues confronting HOA homeowners’ rights, including an HOA’s fining authority and practices, foreclosure practice, and communications with HOA homeowners regarding association processes and homeowner rights and responsibilities. If you have questions about the task force, please contact the HOA Information Office and Resource Center, which is a program of the Division of Real Estate. You may find more information about this program, including contact information, at the HOA Center [2] of the Colorado Department of Regulatory Agencies.

Greetings from Pagosa Springs Teal Landing Owners.
I hope this finds you well. I am currently looking out over Village Lake at the beautiful San Juan mountains, which I think is the perfect place to bring you up to date.
The Budget Meeting for the Teal Landing Vacation Owners Association, Inc. was held at 9:00 a.m. on September 6th. Insight with respect to the budget items was provided by the Resort Manager, Shane Prince. The Board then engaged in a question-and-answer session with Shane and determined that the budget proposed was practical and necessary. The proposed budget for 2025 was then passed and results in a 5.8% increase in maintenance fees. The primary factors contributing to the increase include: the additional property taxes levied by Archuleta County, the increase in Recreation Center fees and insurance, as well as an increase in the contribution to the Reserve Fund.
In addition to exercising its fiduciary responsibility in constructing the budget, the resort team has been dedicated to providing an enjoyable experience for its guests. This is reflected in the increase in the resort’s guest satisfaction measures. Overall satisfaction increased 1.7%, check in 1.1%, unit clean .02%, unit working order 0.9%, outside unit 5.9%, and staff service 1.6%.
Not only has the overall resort satisfaction increased across the board but the efforts that have been made to regain the RCI Gold Crown have realized an increase in exchanger use of 393%.
In sum, I believe that our vested interest is in good hands and encourage you to attend the annual meeting on October 11, 2024 at 9:00 a.m. in the Activities Center.
