The Colorado Homeowners’ Association Task Force has been created by HB23-1105 [1] with its members to be appointed by August 1, 2023. The purpose of the task force is to examine issues confronting HOA homeowners’ rights, including an HOA’s fining authority and practices, foreclosure practice, and communications with HOA homeowners regarding association processes and homeowner rights and responsibilities. If you have questions about the task force, please contact the HOA Information Office and Resource Center, which is a program of the Division of Real Estate. Dear Village Pointe Owners,
As your Village Pointe Board of Directors, we recently approved the 2025 budget. At this time, the Board of Directors approved a 12.9% Increase. The cost will move from $1,554.97 to $1,755.41 per interval. in 2025.
Primary drivers of this increase are as follows:
9.1% increase in operating fee.
18.5% increase in reserve contributions.
40.6% increase in real estate tax.
In comparison the average nightly cost for a mid-grade hotel in Colorado is $374.00. The average price for budget hotel is $159.00 per night and a luxury hotel coming in at $933.00 per night. With the 12.9% increase the average nightly cost for a Village Point guest suite is $255.00.
The Club Wyndham Pagosa Team and your Board of Directors have worked diligently to manage expenses during a time when the cost of business has risen due to labor and payroll costs, higher taxes, and insurance rates, increases in utilities, supply cost and rising reserve contributions.

Great news from the Resort Staff, it’s been another busy summer in Pagosa! Customer Satisfaction scores remain strong. Overall Experience is at an 91.1%, Check-In 94.8%, Unit Cleanliness 89.8%, Unit in Working Order 88.8%, and Staff Service at 94.1%. I am happy to announce the Wyndham Pagosa Team has maintained the RCI Gold Crown Award for 2024. We would like to extend a heartfelt thank you to the entire team for their unwavering commitment to excellence. Their dedication to maintaining the high standards of our resort and providing superior services.
The Club Wyndham Pagosa Resort has received the “Responsive Award” for the 3rd year in a row based on continued initiatives to reduce the Resort carbon footprint. Congratulation Team Pagosa and thank you for continuing to make this a focus for our Resort.

Larry's service as the Village Pointe Property Owners Association, Inc. President is worthy of recognition for both its tenure (28 years; 1990-2018), and his many accomplishments! Kim Grubbs, the newly elected Director and Vice President of the Board presented Larry with a plaque recognizing his service, and interviewed Larry at his home in Colorado Springs on December 6, 2018.
Larry grew up in Denver and attended University of Northern Colorado where he majored in education and joined the ROTC. He joined the Air Force in 1963 where he served until 1984 as a Missile and Space Officer. His first Air Force assignment was as Wing Training Officer at Mishawaka AFB, Japan.
During the Cold War, Larry served as Missile Launch Officer with control of ten Minuteman missiles from a launch control facility 50 to 80 feet underground at Whiteman AFB, Missouri as well as a Test Director at Vandenberg AFB, California with control of launch count downs of 6 actual Minuteman lll demonstration launches. Larry also served 16 years as a defense contractor after retiring from the Air Force.
After his military service, Larry taught school as a substitute teacher in all grades, elementary through high school, for 10 years. He especially enjoyed 3rd grade, due to the 3rd graders sweet attitudes and love for school and their teachers!
