The Colorado Homeowners’ Association Task Force has been created by HB23-1105 [1] with its members to be appointed by August 1, 2023. The purpose of the task force is to examine issues confronting HOA homeowners’ rights, including an HOA’s fining authority and practices, foreclosure practice, and communications with HOA homeowners regarding association processes and homeowner rights and responsibilities. If you have questions about the task force, please contact the HOA Information Office and Resource Center, which is a program of the Division of Real Estate. You may find more information about this program, including contact information, at the HOA Center [2] of the Colorado Department of Regulatory Agencies.

President’s Letter to Peregrine Owners,
As predicted in my last letter to you, RCI has given us a Gold Crown rating. We were gold Crown rated a number of years ago before our units became dated. This gold Crown rating is most beneficial to all of us and is largely due to the fact that all of our Peregrine units and almost all of the units in the other associations have been renovated as well. Consistently good management on site has also contributed greatly to our rating.
Our occupancy remains high as we are a premier destination and people enjoy traveling to Pagosa again.
Hopefully, you have been able to visit since the renovations have been completed. If not, plan a trip. You will not be disappointed.
Your board meets 4 times a year to oversee the management of our property and to ensure that we maintain it to the satisfaction of our members and guests while controlling costs.
Our reserves are in good shape so we can continue to be able to make capital improvements as required.
